Key Contract Terms
Summarised directly from the signed Purchase Agreement — the Arabic version is the legally binding text.
These terms exist to protect both sides — you as the buyer, and the timeline of a project built for 21 families. None of it is unusual for an off-plan purchase, and our team talks through every line with each buyer individually before signing.
Payment plan percentages and the Freehold ownership basis are confirmed in the current Investor Pack; the signed Purchase Agreement itself leaves the payment schedule to be filled in per buyer at signing. All other terms below are direct contract clauses.
| Contract language | Arabic (legally binding) + reference translation provided |
| Delivery date | 8 March 2028 — contractually committed |
| Delay penalty | 2% of all amounts paid, per full quarter of delay beyond a 3-month grace period, pro-rata |
| Plan A — 1 Year | 20% down · 80% over 12 equal instalments |
| Plan B — 2 Years | 25% down · 75% over 24 equal instalments |
| Plan C — Cash | Full payment at signing · 10% discount applied |
| Late payment fee | A small administrative fee (€10/day) applies only after a 10-day grace period — plenty of notice before anything kicks in |
| Maintenance reserve | 10% of unit value — one-time payment at delivery |
| Resale | Freely transferable to a third party once 50% is paid, for a modest 3% administrative fee |
| If plans change | You can step away with a 20% administrative deduction — the rest of what you’ve paid is returned to you |
| Dispute jurisdiction | Hurghada Primary Courts, Egypt |
| Usage restriction | Residential use only; may be let to third parties for residential purposes |

Transparency Notice
- The Arabic contract is the legally binding document. The English version is a reference translation, accepted at the buyer’s own risk. Independent legal review is strongly encouraged before signing.
- The unit cannot be resold or mortgaged until at least 50% of the purchase price is settled.
- Any disputes fall under the exclusive jurisdiction of the Hurghada Primary Courts, Egypt.
- The 10% maintenance reserve is a one-time payment at delivery — separate from the unit price.
- The purchase is denominated in Euro. Exchange rate movements should be considered by non-Euro buyers.
- None of this needs to feel overwhelming — we go through it clause by clause with every buyer, and welcome any question, big or small.
